Our guests can take possession of the apartment (check-in) from 14:00 to 16:00 on the day of arrival, the cleaning service needs some time to prepare the apartment for your arrival.
We ask our guests to vacate the apartment (check-out) at 11:00 on the day of departure to allow us inspect the apartment and collect the keys.
Only the guests confirmed during the booking process are allowed into the apartment. The maximum number of guests in the apartment is 4 persons.
Access to unauthorized unregistered persons is prohibited; visits by external guests must be approved in advance following registration.
Upon arrival (check-in) every Guest is required to deliver their valid identification document (identity card or passport) so they can arrange to register their presence at the competent Tourist Office and at the Public Safety Offices as required by local regulations.
Guests are given a set of keys with a remote control that allows access to the entire structure, in case of loss and/or damage, timely notification must be made.
The signer of the lease or under his charge will compensate the Owner for a cost of €100 for each lost and damaged set of keys and/or remote control and any replacement and/or replacement costs for the locks.
30% of the amount requested must be paid by bank transfer at the time of booking.
The balance corresponding to 70% of the amount and a security deposit of €200.00 for partial coverage of any damage will be requested on the day of arrival and before access to the apartment.
The deposit will be returned at the end of the stay (check-out).
No penalty will be applied in case of cancellation at least 60 days before the start date of the stay.
A penalty equal to 50% of the amount requested in case of cancellation will be applied at least 30 days before the start date of the stay.
A penalty equal to 100% of the amount requested in case of cancellation within 30 days before the stay will be applied.
In the case of early redelivery of the property with respect to the expiry date of the lease the fee already paid will not be returned (no refunds in this case).
Before leaving the apartment, you are kindly requested to close the windows, turn off the lights and electrical appliances and appliances (TV, air conditioning, stove, oven), close the water taps and lock the door.
It is forbidden to accommodate pets in case they disturb and/or are a threat for other condominiums. Pets cannot circulate in common condominium areas (garages, gardens, swimming pool).
Disturbing noises and disturbing neighbors and other apartment buildings are forbidden. The intensity of the sounds of musical instruments and instruments and the noises caused by children's play should not disturb neighbors and other apartment buildings within the limits of normal tolerance. The siesta time defined by the rules of the condominium are from 13:00 to 15:30 and from 23:00 to 07:00 in summer and from 20:00 to 08:00 in winter.
It is forbidden to take away appliances or parts of the equipment from the apartment (dryers, blankets and the like). It is possible to use equipment or appliances that are not part of the offer only with prior authorization.
The swimming pool is not guarded and therefore the renter is responsible for the supervision of himself and his guests. Children under 14 must be supervised by parents, relatives or persons in charge. Any responsibility for safety remains the sole responsibility of the Renter.
It is mandatory to take a shower before entering the pool.
Entry into the pool with clothes is not allowed.
Diving is not permitted.
Any game or activity that may cause disturbance or damage to oneself and others is prohibited.
It is not allowed to introduce glass, drinks or foods of any kind into the pool.
It is forbidden to use chairs, deckchairs or sunbeds in addition to the cot made available to the apartment.
Pets are not allowed.
Access to people with contagious diseases, injuries or open injuries is not permitted.
It is mandatory to use the pool in a non-troubling manner especially during the siesta time defined in the “House Rules”. It is forbidden to access the swimming pool at night.
It is mandatory to use the pool equipment with care and attention. Any damage caused must be reimbursed.
Access to garages by vehicles is allowed only for those who have a garage included in the package.
Vehicles must be parked inside the assigned garage (if part of the apartment equipment) or in the external parking areas.
If the external parking lot is already occupied, a further public parking space is available at about 150m towards Brescia, on the right, exiting from Villa Bornico.
Parking in the maneuvering lanes is forbidden and washing vehicles inside the property complex is not allowed.
Garbage and waste must be collected and managed in accordance with municipal regulations. You have a "brown" container for the collection of organic /biodegradable products and a "blue" container for the collection of glass/aluminum /cans. Transparent "yellow" plastic bags must be used for the collection of plastic while "black" bags are used for all other types of generic waste. Paper and cardboard must be collected in containers/paper bags.
Failure to comply with these rules entails the risk of sanctions by the Competent Authorities that will be charged to the Renter.
The garbage and waste must be deposited outside the small pedestrian gate to access the condominium staircase according to the following calendar.
Waste disposal to be deposited the day before starting from 21:00 and before 04:00 on the day of collection.
The maximum power of the electric meter is 3kW, do not use more than one appliance (oven, dishwasher, washing machine, hair dryer, kettle, toaster, iron) at a time especially when the air conditioner is on.
If you exceed the number of appliances switched on at the same time, the overload switch trips off by disconnecting the power supply to the apartment.
If this happens it is necessary to switch off the appliances and reactivate the counter switch identified with the apartment number and present in the meter cabin located outside the driveway gate (point 7 on the map).
The electrical panel of the apartment is located behind the entrance door. In the event of a short circuit or overload, the safety switches inside it may trip.
If this happens, it is necessary to remove the cause of the overload/short circuit and reset the switches that have been triggered by positioning them on “ON”.
